A very tired 90 year old weatherboard cottage in desperate need of repair and restoration.

The clients had put a lot of time and thought into how they wanted the house to function for them and their two young children. The problem was their cottage was built on a very narrow block with only 900mm wide access down each side. How could they achieve what they wanted to build ?

Our brief was to come up to come up with a plan of how we were going to construct there new proposed two storey addition ! After going over the plans with the clients and site measuring Farrar Constructions came up with a proposal to build their dream home. But it all hinged on their neighbours generosity! The proposal was to use a 3mtr strip of the neighbours land so we could access the site for demolition and earthworks, then build a ramp and scaffolding to construct the second storey addition. Part of that proposal was to put back the neighbours paved driveway, build new fencing and retaining and reinstate their front gates. It was agreed to be put back in a better condition than we had found it. With this generous decisions agreed to by the neighbour, we were able to begin work.

The new design and layout allowed for separate zones for the parents and the children. Downstairs the two bedrooms were revamped, a new bathroom and large kitchen were built. Also a huge refrigerated wine storage display unit connecting to the kitchen.

Further on downstairs there was a family room with soring vaulted ceilings which leads out to a covered decking area and laundry. Going upstairs via a beautiful jarrah staircase this leads us to the parents retreat and seperate balcony looking over the tree lined street below. Connecting the parents retreat is a large master bedroom and a spacious ensuite, connected through a hidden wardrobe doorway, which was very cool. The exterior of the house was re weatherboarded and repainted, there was also new solar panels added.

The end result was a stunning looking two storey cottage that works as a comfortable family home, and will suit them well into the future.

The owners are always quick to say, that none of this would have been possible without a great construction proposal and the generosity of their wonderful neighbour.
